Since 1988, Twiddy Realty’s Property Management Team has provided professional commercial property management and leasing services throughout the Hampton Roads area. Our property managers have the resources and experience to make the management of property worry-free.

  • Rental Analysis

    Upon listing a property in our leasing program, Twiddy Realty’s Leasing Department will conduct a comprehensive market analysis to determine a target rental amount that maximizes your cash flow potential while remaining competitive with the specific demands of its market.

  • Comprehensive Marketing

    Once a lease amount has been determined, the property will be included in a detailed advertising program that includes placement in Williamsburg and Peninsula Multiple Listing Service, Search Engine Optimization sites, Twiddy Realty’s website, military websites, and in local newspapers and real estate publications. In areas that allow it, signs may also be placed on the yard or window of the property to advertise that it is available for lease.

  • Qualify Tenants

    All prospective tenants are qualified through an Application for Lease. This application enables Twiddy Realty to verify employment, contact references and previous landlords, and determine whether the prospects’ credit history is strong enough to accept them as a tenant in our leasing program.

  • Inspection of Property

    Part of our Property Management Program includes a detailed account of the condition of the property before each tenant moves in and again after they move out. A written report and digital pictures are used to document each inspection.

  • Maintenance & Repairs

    Because of our affiliation with new subdivisions and years of experience in resales, Twiddy Realty has a strong working relationship with contractors and vendors throughout the area. Our property managers handle all incoming maintenance calls, from routine repairs to emergencies. For minor jobs, we pay vendors and deduct the amount from your subsequent monthly statement. For more extensive repairs, we acquire competitive bids from local vendors and present them to you so that you can choose the offer that appeals to you most. Our goal is to save you time and money. Our Maintenance Department is available 24 hours a Day.

  • Total Management

    Our Property Management Owner Services Program includes complete administrative services. Our full-service team manages lease preparation; collection and refunding of security deposits held in an escrow account; monthly owner statements that include a breakdown of rental income and expenses; and production of itemized year-end statements and IRS Form 1099 reporting. Upon request, Twiddy Realty also offers direct deposit of monthly rental income into your bank account and payment of regular monthly expenses, such as association and condo fees.
